What does a property manager really cost?

The headline “8.5%” isn’t the price. Add the letting fee, inspection charges and the mark-up on every maintenance invoice, and the real cost on a typical Auckland rental runs well above the number you were quoted. Adjust the figures below to your own place.

Auckland median rent ~$660/wk (MBIE bond data). 8.5%+GST is a common Auckland rate (e.g. Barfoot & Thompson). ~$60/inspection and a 10% maintenance mark-up (e.g. Quinovic).
