What a flood overlay now means for your section
A flood or overland-flow flag used to be mainly an insurance issue. In 2026 it can change what you're allowed to build. Here's why.
What the overlays are
Auckland Council maps overland flow paths, flood plains, flood-prone areas and coastal inundation. Plenty of properties sit on one without the owner realising.
Why they now affect what you can build
The Resource Management (Auckland Housing) Amendment Act 2026 directs the council to reduce development capacity on hazard-exposed land. So an overlay can limit intensification, affect where a granny flat can sit, or add engineering requirements.
It's not automatically bad news
Plenty gets built near overlays with the right design. The point is to know before you plan, not after — a flag can shape your options and your budget.
